A house sold after a gift with a reserved usufruct
The house is in Flanders, the seller received it as a gift with a reserved usufruct, and the buyers ask whether they qualify for the reduced rate on a family home. The draft deed has to deal with the usufruct, carry the soil certificate and the planning information, and get the duty right. The answer is spread over Book 3 of the Civil Code, the Flemish Tax Code, a VLABEL position and a circular. Every citation opens the source
Every claim carries the provision it came from, and a click opens the source beside the answer. The sources are stored article by article, so a citation of “art. 3.90 Civil Code” opens the whole provision. If a reference cannot be opened, the answer says so.
Three regions, kept apart
Property and mortgage law are federal; registration, inheritance and gift duties and the disclosure duties on a sale differ between Flanders, Wallonia and Brussels. The answer rests on the rules of the region your question is about.
It checks its own quotations
Under every answer you see which sources were searched and read, and every quoted passage is looked up word for word in the source, without a language model. Many notarial questions are settled by a statute with a regional position or an advance ruling, so “case law: none” is normal, and the record says so.

What it searches

What it does not contain
The Source Library contains no model deeds, and case law is present only to a limited extent. The notariat's material is information for consumers, not professional guidance for notaries.
Flemish, Walloon and Brussels rules are not present to the same extent, and the Dutch and French parts of the Source Library are not identical. The same question in a different language can produce a different result.
